Landsec, owner and operator of several major UK retail destinations, has broken ground on the Marlborough Square redevelopment at Gunwharf Quays, marking the latest phase in its long-term investment in the Portsmouth-based outlet centre. The transformation builds on the recent upgrade of The Avenues, with this next phase due for completion in Spring 2026.

The redevelopment will introduce improved shopfronts, refreshed façades, landscaped areas, upgraded guest washrooms, and additional seating features aimed at increasing dwell time and improving customer experience. A new retail unit is also scheduled to open ahead of the Golden Quarter, while M&S, Cornish Bakery, and Crew Clothing will move into larger units as part of the works.

This development follows a period of strong trading for Gunwharf Quays. In FY24/25, more than a quarter of stores at the site recorded all-time high sales, contributing to a record year for both sales and footfall.

Set against a backdrop of over 500 years of history, Gunwharf Quays blends heritage architecture with a contemporary retail and leisure offering. The outlet spans 330,000 sq ft and is home to 96 stores and 36 food and beverage operators, alongside a cinema, bowling alley, marina, hotel, and office spaces.

Sustainability is a core part of the redevelopment. In early 2025, Landsec installed 1,287 solar panels across the site, one of the largest solar panel arrays in a UK retail setting. These panels are expected to generate more than 500,000 kWh annually, reducing carbon emissions by 115 tonnes, equivalent to planting approximately 5,400 trees.
